There are many many pitfalls to running your own property, we may mock certain health and safety initiatives, but love them or loath them, there are increasing numbers of rules and legislation that you must comply with to legally let your property to members of the paying public. Whilst we don't claim to be legal eagles, we do monitor all the latest factors that apply to holiday accommodation and implement them within our own properties and yours to ensure you always comply and your property is a safe and welcoming space that your guests can have full confidence in.

Social media is crucial to the holiday market. Do you even exist if you're not on the "socials"?? For the majority of guests, the answer to that is no. They may find you on booking.com, Airbnb or similar but if they can't find your social media as well, they may well look elsewhere. We can provide a social media management service to compliment your online presence. Providing a mixture of multiple weekly updates about your property and the surrounding areas, along with "things to do" style posts, giving your guests more reasons to visit. 

Through the gathering of subscriber sign-ups via our websites and booking procedures, we are able to effectively email guests and potential guests with news and offers to keep them engaged with your property.  Whilst maintaining full compliance with GDPR, and not spamming your guests with multiple pointless updates that just turn people against your brand.

For many its a scary thought that they have to sell AT LEAST 182 days in any 12 month period or be subject to up to 300% of the standard council tax rate rather than Business rates, which can often be zero rated..

We are now able to offer Dynamic pricing for your property. What IS dynamic pricing? In simple terms, its the altering of prices to account for supply and demand, keeping your occupancy levels where you want them  to be and at the right price. The system we use checks hundreds of accomodation prices in your region, analyzes occupancy levels and changes your prices immediately, even multiple times a day on occasion, to take advantage of market trends as they happen, and without you lifting a finger!

Don't worry though, we can set lower and upper limits so you're never outside the levels you feel comfortable with. 

Our own trial of this system at the Coppice has seen a significant uplift in occupancy and revenue.
